Acquisition Real Estate
For our closed real estate funds we are constantly looking for new investment opportunities corresponding to the following investment criteria:

Deal
Asset or share deal possible. -
Commercial buildings
Office buildings with at least 10,000 m² lettable space,
retail buildings / shopping centers with at least 10,000 m² lettable space,
distribution centers with a plot size of at least 50,000 m²,
special use property only with AAA tenants. -
Location
Larger cities (at least 200,000 residents) with good infrastructure all over Europe. -
Objects/developments
We would prefer to invest in completed property, not in developments. -
Tenancies
Creditworthy tenants, 80% to 100% occupancy rate, long-term leases (at least 10 years), rent with adjustment, operational costs to be paid by tenant. -
Investment volume
Investment volume of at least € 15-20 m per property. -
Building technology
New developments as well as refurbished buildings, no repair backlog, modern and cost-effective building technology, efficient and flexible building structure. -
Vendor
Please name the vendor and his address. -
Currently not our focus:
Residential buildings, leisure facilities, theatres, museums, cinemas and conference centers. -
Due diligence checklist
Tenancy agreements, official real estate register, location plan, list of tenants, calculation of areas, building description, environmental property research, if necessary geological survey, pictures of the property and its environment, apportionment of additional costs, construction plans etc.
